How much are the Sunny Pointe HOA annual dues and what are they used for?

The annual dues are $1584.00 and billed by-annually making half due on January 1st and the other half on July 1st. Each household is provided the following services: 30 lawn mowings, 5 lawn fertilization/weed treatments, irrigation system maintenance in Spring and Fall, monthly trash collection, snow removal on driveways and sidewalks and other required services for the community.

What type of fence can a homeowner install in their yard?

All fences shall have a “wrought iron look” with a black finish and no more than 48” in height. The fence must include a gate that is at least 5 feet wide for lawn mower access. All fence plans shall be approved in writing by the Sunny Point Archectiture Review Committee (ARC) and the City of Blue Springs (if appropriate) prior to start of installation.

How does one submit a request for Architecture approval?

Downlaod the ARC form from the website and complete the necessary information. Submit an email to David McEnroe at david.mcenroe@att.net and attach the ARC form and any drawings that help the committee better understand the project.

Who performs the lawn maintence and landscaping needs for our community?

Jon Adams Lawn & Leaf, LLC handles the mowing of all homeowner yards and the common areas. The lawns are mowed at a depth of 4 1/4” every Thursday or Friday, weather permitting. There are 30 mows per year that includes weed trimming and blow. Landscaping mulch is placed down one time per year for each home. Also, they provide 5 fertilaztion/weed treatments througout the year.

Who performs the snow removal needs for our community?

Jon Adams Lawn & Leaf, LLC handles all snow removal for driveways and walkways to the front steps when the snow fall is 2” or more.

Who collects that trash for our community?

GFL “Green for Life” collects the trash every Thursday morning around 7AM. All trash containers must be placed near the curb no earlier than 5PM on Wednesday evening.

Who maintains the sprinkler systems for our community?

Tree Trimming Plus Landscaping, LLC maintains the sprinkler systems. They will turn-on, test and perform minor head adjustments in Spring (March/April) which includes a Backflow Test that is required by the City of Blue Springs. They will turn-off, and winterize systems in Fall (October/November).

What should I remember to do as a homeowner?

  1. Remember to pay your dues on time so there is no distruption in your services provided by the HOA.

  2. Remember to submit a request for Architecture approval when considering an improvment to your home or yard and do not proceed with your project until the written approval has been provided by the Architecture Review Board.

  3. Remember to keep our common areas, sidewalks and streets clean of trash and debris.

  4. Remember to pick up and dispose of your pet’s waste while walking them in our neighborhood.

  5. Remember to participate in the HOA by attending annual meetings and other community events.

  6. Remember to stay current on events and information by reading all emails and letters from the HOA Board.

  7. Remember to read all the materials provided to you by the HOA such as the Covenants, Conditions and Restrictions and By-Laws.
